Occupancy agreement

Royal Living Group and Guest(s) agree that only the listed guest(s) in the application will take up the premises except approved by the authority of Royal Living Group in writing and suites will be used only for residential purpose.

Bookings

We welcome you to view the property prior to booking either in person or on our website www.royallivinggroup.com Tenants/Guests hereby accept the premises as booked and cannot be relocated. We accept no responsibility for mis-description of the property, particularly with regard to telephone bookings.

Payment

A deposit $300-$500 (refundable) is required to secure the booking and due at time of booking confirmation. No bookings are confirmed without the deposit. Payment of the deposit constitutes the clients acceptance of these Terms & Conditions. The balance of the total rent is to be paid in full 14 or Less days prior to occupancy unless other arrangements have been made with Royal Living Group in writing. If this time has already lapsed, full payment will be required as soon as possible.

Deposit

At the time we receive a deposit and confirm your booking you will be asked to supply our office with a copy of your credit card and Government issued photo ID or International Passport, you will also be asked to sign an original copy of these terms and conditions. Failure to supply these promptly may result in your booking being cancelled.

Cancellation

Before Check in

If canceled or modified up to 14 days before date of arrival, no fee will be charged.
If canceled or modified later or in case of no-show, 100 percent of the total price of the reservation will be charged.

After Check in

A 14 days notice required if the tenant/guest would like to modify or cancel the reservation after arrival, Different rental rates may be applied and deposit may be forfeited.

Check in and Check out timings

It is the guest’s responsibility to advise Royal Living Group if they will be late or have been delayed during business hours to arrange alternate key collection. Royal Living Group cannot be responsible for alternate accommodation or any other costs when guests arrive after hours if no prior arrangement has been made.

After Hours Service

Phone calls between 10pm to 7am will be diverted to our after ours customer service representative. Please be aware that this is for emergency calls ONLY.

Linen

All properties are supplied with sets of linen for each bedroom. Tenants/Guests are not required to wash the linen at the end of tenancy.

Breakages

Any damages to the doors, flooring, appliances, linen, drapes, blinds, furniture and fixture, plumbing, carpet, windows, kitchen utensils etc. beyond normal wear and tear will be deducted from this security deposit. In case, the amount is greater than the security deposit, the guest(s) agrees to pay all such charges within 7 days of the vacation of the premises. In case of any item is damaged beyond repair, a replacement cost will be charged. In case of loss of revenue due to excessive damage, the guest(s) also agrees to pay for this loss of revenue.

No Smoking

Smoking is prohibited at all the properties. The guest(s) will ensure that the suites remain free of smoke contamination. In case of smoke contamination, a penalty of $200 will be charged. Charges for extra ordinary cleaning due to misuse of the facilities may also apply.

Pets

Pets are not allowed unless you have booked a specified pet friendly property.

Cleaning

All garbage should be disposed off into the dedicated garbage chutes located on each floor of the building before check-out. Accommodating extra persons

Setting up makeshift structures i.e. accommodating more persons than the property permits is prohibited.

Parties and functions are strictly prohibited

The price charged is for domestic use only and not commercial. Accordingly this rate does not allow for the extra wear associated with functions in terms of cleaning, garbage removal, wear and tear, repairs etc. Use contrary to this may result in loss of your deposit and/or additional payments. Liability You, the Guest, indemnify Royal Living Group against any liability which may attach to Royal Living Group as a result of damage, injury or loss being personal or proprietary suffered by any person where damage, injury or loss has been contributed to or caused by any act or occasion of the tenant or his visitor. These conditions are an agreement between the parties. Any infringement of the above conditions permits the Royal Living Group to refuse a key, amend the rental or immediately terminate the booked stay.

Vacate Demand

The Tenant must vacate the premises upon demand of the Royal Living Group without refund upon breach of this agreement. Infringements include incorrect information supplied upon booking the property, causing malicious damage to the property being/causing a public nuisance, excess noise, accommodating more persons than agreed setting up makeshift structures or ignoring warnings or requests from Royal Living Group.

Noise Restrictions

All properties are located in residential areas and Royal Living Group asks that the tenants/guests are considerate regarding noise after the legal time limit.

Inspections

The Royal Living Group can make an inspection of the premises upon demand.

Lost & Forgotten Items

Please check carefully before you leave the property, as we cannot guarantee any items left in properties will be found and returned to you.

Payment

The guest/tenant and/or the card holder authorizes Royal Living Group to charge the security deposit, accommodation charges, cancellation fee and all other charges related to outstanding dues or damages mentioned in this agreement on the credit card provided to Royal Living Group.

THE PROPERTY IS EXPECTED TO BE RETURNED AS IT WAS FOUND. FAILURE TO DO SO WILL RESULT IN CHARGES TO YOUR ACCOUNT. PLEASE ADVISE OUR OFFICE IMMEDIATELY UPON ARRIVAL SHOULD YOU IDENTIFY ANY ISSUES SO WE CAN CHARGE THE PREVIOUS BOOKING ACCORDINGLY. FAILURE TO DO SO WILL RESULT IN THE ISSUES BEING CHARGED TO YOUR BOOKING.

BATTERIES & LIGHT GLOBES – are available on call should they be required.

THESE MEASURES ARE TAKEN TO ENSURE A CLEAN AND COMFORTABLE STAY FOR ALL GUESTS. THEREFORE IT IS IMPERATIVE THAT YOU CONTACT OUR OFFICE IMMEDIATELY UPON ARRIVAL SHOULD YOU NOTE ANY ISSUES.

Refund of Deposit

Deposit normally will be returned the next day after check out and maximum of 14 days. If you do not receive your deposit within the normal processing time, Please email us at info@royallivinggroup.com with your name and check-in, check-out dates.

Cancellation Policy

If the reservation is cancelled/amended 15 days or more, prior to the arrival date, then the deposit will be fully refunded. In all other cases, no refund will be given.

Royal Living Group has the right to cancel the reservation any time prior to check in if the information provided is insufficient for booking.
